We focus primarily on Putnam County, FL primarily in the Greater Palatka area, but we also frequently deal with St. Johns County, Flagler County, Clay County, Volusia County, and others.
YES, we allow pets and are all animal lovers! There is a one-time cleaning fee due at move in and a monthly surcharge based on pet. We often waive monthly surcharges for pets for those that pay 6 months or more in advance. Please note that pets are allowed at our discretion. We have yet to run into a pet we won't allow, but if you have a pet alligator or lion...we may have to draw the line.
We buy properties of all shapes and sizes and can close FAST!! Tell us about your vacant land, Single Family homes, mobile and manufactured homes, modular homes, townhomes and even multi-unit properties. We keep our properties. We are not flippers or wholesalers so we often will pay more than most other companies are willing to offer you for your home.
We are flexible. We offer everything from monthly rentals to multi-year leases. Longer term commitments often come with a reduced price or incentive.
An acceptable loan application including references goes a long way. We verify references and rental history with all of our tenants. Once your application is accepted simply pay your first and last month's payment along with a security deposit and we can get you moved in when the home is available.
Caring for our properties is one of our top priorities. One of our owners is a fully licensed contractor in the State of Florida and we have crews to remedy any issues you may have. We also encourage all of our tenants to contact us for all issues big or small immediately. We have people available 7 days a week.
Most of our properties have lawns that are maintained by the tenant. However, if you don't want to have to worry about it we can help. We have lawn services available that can even be included in your lease. Some properties that have multiple dwellings are maintained by our company. This will be clearly noted in your lease agreement.
If you don't have enough funds to move in to one of our properties that doesn't mean you are completely shut out. If you have good credit, verifiable rental history, references, and proof of income we may allow payments towards shortages. This is done at our discretion and we reserve the right to refuse any tenants that do not have an acceptable loan application and full funds to move in.
Having evictions and/or foreclosures in your history does not automatically deny your application. You will be required to explain the situation in detail for our company to review. We understand things happen. If you were at fault we need to understand the circumstances and how you intend to prevent repeat behavior. We may require additional security or make other adjustments to give you a chance to get back on your feet.
We provide a 3 day grace period to provide your payment. We accept a number of forms of payment including cash, check, CashApp, Venmo, Zelle, PayPal, and more. If you do not have the funds available before the 3rd contact one of the managing partners immediately. Some one-time situations can be remedied. If you do not contact us and do not make your payment on-time starting on the 4th of the month (excluding holidays) you will be assessed a $25 per day late fee and provided a notice to pay or evict. On day 7 of no contact we will begin the eviction process. Communication is key in these situations. We understand things happen and will work with legitimate situations. We are firm in our business positions, but we do care and will be fair.
